Being invited as a state guest by the Assam Chief Minister’s Office during the recent visit of Union Home Minister Shri Amit Shah was a meaningful experience. It was not just a formal meeting but an opportunity to closely observe where Guwahati stands today and where it is clearly headed.
The visit also coincided with the inauguration of the upcoming Grahana Bharat Convention Center, slated for 2025. With a seating capacity of over 5,000, it will be Eastern India’s largest convention facility and marks a major step in positioning Guwahati as a serious MICE destination for conferences, exhibitions, and large-scale business and cultural events.
What stood out during these interactions was a shared understanding. Guwahati is no longer just a growing city. It is preparing for a much larger role in India’s real estate, tourism, and experience-driven development story.
During the visit, interactions with Shri Bimal Borah, Minister for Sports, Youth Welfare, Cultural Affairs, Power, and Tourism, highlighted several initiatives shaping this growth. These include Assam Darshan, which promotes ecotourism destinations such as Kaziranga National Park and Majuli; large-scale power projects targeting over 2,000 MW of hydro and solar capacity by 2027; and a renewed focus on cultural revival by taking Bihu and Assamese handlooms to global platforms.
Together, these initiatives create the foundation for Guwahati to evolve into the concert economy capital of the Northeast, capable of hosting international music acts, sports events, award shows, and festivals that can attract tens of thousands of visitors per event and significantly boost hotels, food and beverage, transport, and local artisan communities.
Studio Neelabh: Enabling Design-Led Development
Studio Neelabh works across real estate design, architecture, and construction, supporting projects from early concept to on-ground delivery, with a strong focus on residential, luxury hotels and hospitality, mixed-use development, retail, and high-street projects.
A key area of work lies in creating immersive hospitality experiences across wildlife, adventure tourism, and Assam’s national parks, blending sensitive design with sustainability and storytelling.
The studio works closely with government bodies, developers, and private partners to ensure projects are practical, well-designed, and future-ready. This approach is further strengthened through an alliance with FORREC, a global experience design and destination development firm. As Regional Director for India at FORREC, global expertise in experiential design and destination planning is aligned with local context and execution.
Together, this collaboration supports tourism infrastructure, MICE facilities, concert economy venues, and integrated destination development across Assam.
Ne’Ka + Partners: A New Way to Do Real Estate
Through Studio Neelabh | Ne’Ka + Partners, a new asset-light real estate company dedicated to integrated real estate development across all asset classes. Our model transforms how real estate is created, financed, experienced, & monetised.
Instead of owning land and assets, this model partners with landowners, investors, and institutions. It supports planning, development strategy, execution, and monetisation across sectors such as hospitality, healthcare, commercial spaces, sports-led developments, film city projects, and experiential destinations.
This approach allows projects to move faster, scale better, and align seamlessly with public and private collaboration models, making it especially relevant for government-aligned development frameworks.
Beyond Buildings: Creating Platforms, Partnerships, and Possibilities
Development today goes far beyond constructing buildings. It requires collaboration between governments, investors, designers, brands, operators, and communities.
Studio Neelabh’s key focus area is curating industry platforms, summits, and forums in collaboration with state governments to build a larger, stronger, and more organised events and weddings ecosystem. This includes working closely with industry federations such as EVENTFAQS Media and EEMA, as well as live entertainment stakeholders, concert economy enablers like EVA Live, and leading ticketing platforms. The objective is to create a sustainable, scalable ecosystem that supports large-format concerts, destination weddings, festivals, and cultural events while strengthening tourism, employment, and city branding for Assam.
Projects are structured across models such as PPP, BOTEF, EPC, BTS, and self-development, enabling both public infrastructure strengthening and private sector growth.
Looking Ahead: Guwahati’s Moment Is Now
Guwahati stands at a defining moment. With strong leadership under Himanta Biswa Sarma, improving infrastructure, reliable power capacity, and growing industry collaboration, the city is well-positioned to become a destination known for experiences, not just infrastructure.
The opportunity lies in building complete ecosystems. Places where people live, work, celebrate, and connect.
If approached thoughtfully, these initiatives will not only shape Guwahati’s skyline but also define how the city is experienced for generations to come.
